Marketing questions: Flyers, Vacant Homes, Finding Cash Buyers

Hello,

I am completely new to real estate investing and am currently researching the wholesaling strategy. A few specific questions I have after doing some basic research are:

1. Flyers- I hear market, market, market on every blog post or article I have read, but how do you know where to market? How do you find absentee owners etc.? and what should the flyer say?

2. Vacant homes- driving for dollars seems like a good strategy but what if you do find a vacant home? How do you get into contact with the owner, and what if the bank owns it?

3. Cash buyers- How do you find cash buyers before you even have a property under contract? what do you say to them if you currently don't bring anything to the table? Would you market first to find properties? or find cash buyers first?

Any and all advice would be greatly appreciated! Please remember I am COMPLETELY new to this and am just trying to learn!
