Seeking wholesale advice....

Hi folks,

Any experienced wholesalers out there that will help a rookie??? :-)

Just starting out in the wholesale business. I've been reading books upon books but could really do with some advice....

This is what I have done so far.....

Set up ads on Cragslist to build a pool of investors (Going well so far. Plenty have emailed me saying they would like to work with me)

Prepared letters to go out to individuals who are selling their properties privately.

Familiarized myself with online public records to locate addresses and names etc...

Before the bandit signs go out in full force I want to make sure all of my ducks are lined up.

I have downloaded a copy of purchasing agreement and an assignment of contract agreement.

Do you recommend I build a relationship with a title attorney before I start marketing for sellers?

I appreciate any help and advice.

@Aaron Dixey Yes. Building relationship is very important for a wholesaler. But wasting other people time is something that is not cool. For example, if you have all of your ducks lined up and they are waiting for you to bring them houses and title attorney waiting on you to bring them deals and you aren't able to get a deal. That would be a waste of time for everyone. 

My suggestion is doing both at the same time. If you just start out and alone then it will take sometimes for you to find your first deal, you have plenty of time to establish the relationship with all your buyers and the title attorney. 

I didn't have a single duck in line when I started. I got them together while doing it. My first closing agent was referred to my by my buyer since it is kinda hard to find an agent that know how to do assignment or double closing in Kansas.
