Do I have my first real prospect?

Morning everyone. My husband and I are just starting, no deals yet. Got a call from a prospect. He has not said what he will take for his modular home on 5 acres in southeast El Paso County (saying he doesn't want to "bid against himself"), but he has shown interest in working with us, having called and emailed a few times. He appears open to creative financing, which is great as we have no cash. Here are some details:

1,652 sq. ft., 4 bed/2 bath, built in 1998

Mentioned some sheetrock repairs in the kitchen needed

He's moving to the east coast and wants to move before Summer

It's free and clear, he purchased it in 2015 for $177k and Realtor.com current estimated value is $230,466

Any suggestions on how to approach this would be much appreciated!

You simply tell him when he is prepared to set a price he can give you a call. He is fishing and likely not really interested in selling.

Do not under any circumstances make the first offer.  If he comes back with a price let us know.
