Asking the right questions

A family member of mine has been persistently suggesting I buy her house so that she can pack up and get away. Her husband passed last year and her kids are all grown and gone. The house is in the west suburbs of the Chicagoland area. I've checked out the comps, I grew up in the neighborhood, so I am familiar with the lay of the land. I'm going to wholesale this property. I've looked into the BP files and found the contract for assignment. Here's my roadblock: I have no clue what to ask my aunt. What are some key questions that need to be noted in order to get to the next step in finding a buyer? Is there anything besides the assignment contract that needs taking care of? I do not want to miss this opportunity with analysis paralysis.
