Seller has a realtor currently..
Hey my friends,
I'm Salvador Aragon, new to wholesaling but met some great buyers and investors in the Houston, TX marketplace already.
My question would be, if the seller already has a realtor but the realtor cant seem to find a buyer but I can because the house is completely remodeled, the twin house just 0.3 miles away just sold 2 weeks ago for almost 290k and im negotiating this one for 218k, how would I go about doing a contract since I want their realtor to also get paid for their time etc. I do not want to screw anyone over so is there some documents I need or anything yall can recommend in this situation so that way the distressed sellers get their money, the realtor gets paid, i take a small fee and wholesale it to the end buyer or investor. I believe the seller's agent will still get their 3% commission if they're still under their listing contract. If their contract has expired, the agent would be out of the picture (as far as I know).
I would just deal with it like any other deal. What the agent gets paid is between the seller and him. If you're confident that you're numbers are solid and that there is a buyer for it, then do your thing and assign or double-close it!
