How do you find buyers?

How do you guys find quality investors to wholesale your properties to?

Is it illegal to advertise (on craigslist) properties listed by another agent if I am not an agent?

Basically I have a lot of properties I feel are good deals but do not have time to fix up and rent or are out of my focus market which makes wholesaling perfect sense, but am wary on how to find buyers who can close.

Take a look at the records of sales at the recorders office in the county which those homes are located.

When you find a person ( or company), not a bank, who has bought/sold more than one home within the past year you have more than likely found an buyer who has a proven track record of closing.

Look them up and find out what their buying criteria is and you may be able to do some deals with them.
