Buying from Landlords

I was considering buying occupied properties in the Memphis are, but the problem is not getting good info from the property owners and not being able to see the inside of the property without earnest money, and contract with contingencies. This worries me! What should my approach be on this or should I just look to buy, rehab and rent?

Hi, @Alfred Dickson.

Part of what you described is the normal industry practice here.  Are you working with a Realtor who specializes in investment property?  If so, they should be able to walk you through the process no problem.
