Would a HELOC or non -HELOC be best

First time here....I am currently renting  my house in Pasadena  but  relocating to Indianapolis in the fall. I have good tenants but the interest rate and points seem high on a non owner .Is there an alternative as I have great equity in it and plan on wholesaling and possibly buying a few rentals in Indianapolis  .
