Question on Wholesaling

Hi everyone! my name is James Gleeson and I would like to get started on wholesaling asap, as I do not have much money in my account due to the fact that I am a college student. I have a few questions about the "A-Z" steps that wholesaling entails. When I find the great deal, how do I tell the seller or the bank that I would like to wholesale it? In other words, how do I buy "the paper?" Do I just tell the bank that I would like to wholesale the deal eventually so I am only interested in having the contract for now? Also, where can I get all of the paper work to close on these deals? A lawyer? A title company? Also, is it recommended that I hire a real estate agent/broker before purchasing the deal originally? Maybe to help with marketing or to help with the process as a whole? Lastly, once I find someone who would like to buy my deal, what techniques are there to go about closing? Do i hand him a contract? Let my agent do all of that? Any help or advice that I can get would be very much appreciated! Thank you so much to anyone who helps
