Do you categorize your buyers on your buyers list?

So I have around 20 buyers right now. On occasion I get statements like "Not to far east" or "no war zones" etc.

I usually reply back thanking them and letting them know I have added them to my list. I then respond to their statements that I have many buyers sending me specific tastes on properties that fit their appetites. I then let them know that when I have properties that I will be having to move fast and I mass email the property specs and photos of my property to all of my buyers. At that point the buyer can look it over and decide whether they would like it or not and it will be a first come first serve basis.

Is this wrong and should I categorize each of them by their specific taste?

Michael,

If you know your buyers the way you should, you shouldn't have to stick them in categories. You don't need 20 guys who you don't know. You need 5 that you know intimately, and have a ton of cash and are active.

When I worked as a sales rep for a large company, my mgr used to always tell me that relationship is what keeps you prosperous. People buy from those they know and trust. And in a time when there are a million deals and a few buyers, this is more important than ever.

Do not be afraid to take your buyers out to lunch, or swing by their office. Find out their likes, dislikes, if they have a family, who their fav team is, etc, etc. Know their birthday and anniversary. Know their kids' birthdays. The more you know, the more you can separate yourself from all the other wholesale clowns out there.
