What are the most common red flags you run into from motivated sellers? I'm not asking how you answer them, just more some common road blocks that seem to be the most prevalent with the sellers. Thank you.

Ok, two things that indicate that you might be waiting on good title to close...we are selling because we are getting a divorce and our bankruptcy attorney said we could sell the house.

We are moving to a smaller home since my wife (husband) has had some health issues...really, are there any medical bills outstanding for a lien, are you taking bankruptcy? Selling property just before filing for bankruptcy can cause a problem as the court will decide if the transaction was at a fair market value.

We are moving to the country....something wrong with the neighbors, do they complain about your kids.dogs?

We just had everything repaired and put in new .....what thsi says is that they never fixed anything, there is deferred maintenance issues and probably latent defects caused by the lack of maintenance. Having work done you'll need to check to see if materials and labor were paid, are there lien waivers?

Our kids are in highschool now and we want to move to Parkview school district.....many people will change kids to what they preceive to be "the highschool", more so than elementry schools, so, what's wrong with the school system, my market might be limited to buyers without school age kids!

Just about anything a seller says can indicate an underlying property issue. That's why most listing agents never want the seller to meet with a buyer face to face until closing, if ever they do meet! Good luck, Bill
