Looking to connect with local wholesalers in Saint Petersburg

Hello BP, 

I am sure many investors do not want to give away their good wholesale connections, but I am now in a position to begin buying fix and flips in Pinellas County, preferably Saint Petersburg. My questions is, if anyone is willing to share, who have you had success buying off-market real estate from in the Tampa Bay area? If you do not want a persons name shared on this post, please PM me. I am a licensed agent, but offering on MLS deals has been a nightmare. Even with 0 day inspection and a cash offer I get outbid because it seems like investors are just paying to much for properties.

Any recommendations would be greatly appreciated!

I know one agent in the area that appears to buy consistently from the MLS. He is pretty sharp and I have no doubt he can spot under priced deals, etc. If I was working the MLS for deals I would make offers consistently with 72 hour deadlines. This allows you to make new offers if the others are not accepted timely. My friend in the area is doing both fix/flips as well as buy and hold (I think he is copying me with the buy and holds:):))...realizing that sustained income is the key to financial freedom. Fix/flips are OK--but when you quit so does your income. As to "wholesalers" I always ask: if someone has a deal 50K under market, WHY would they take 5K assignment and give away 45K? Doesn't make sense...and more than likely...rarely happens. Most of these guys suffer from MYTHOMANIA--and cannot tell the truth. Just look at some of the postings on BP with "30% cap rates". Unbelievable? You bet....in fact...TOTAL BS. Make your deals happen!
