Wholesalers what do I say to the seller who I am and work with?

HELLO,

Do I tell the seller I am the investor and have other partners I work with (because it's just me)? If I say i have partners to help negotiate price but the seller might be wondering whats taking so long to close(I would be looking for a cash buyer) if you working with you partner already?

Then do I have an inspection period on the buyer's contract or on both the seller and buyer's contract they have within 10-14 days to look.

Thanks

Tell them you’re a transactional specialist and you buy homes in the area. After carefully evaluating your home, if it doesn’t fit my criteria I have partners who will gladly purchase your home at a reasonable price. Your partners are your cash buyers. Remember if the numbers don’t work and you can’t come to an agreement just walk away. Don’t overpay for a property. Network to locate contractors to give you a renovation estimate. You will develop a bad reputation trying to sell bad deals and the numbers are off.

Want to know how else you'll get a bad reputation? Lying to sellers and making promises you can't keep or exactly what you have suggested she do.

Why wouldn't you tell them you are a wholesaler? Seems simpler than lying .  You can telling them you are buyer, transnational specialist, bespoke negotiation analyst, or Mickey Mouse, it doesn't change the facts.

If you tell a seller you will buy their home, you should do it. Just because you can't find a buyer within the contracted time is not their problem, it is yours.
