as a real estate agent I help investors find best deals

Hi there,

I work with investors and find the deals, previously I have helped them make profitable flips and one of them they remodeled and started doing Airbnb which brought them so much profit.

However, the houses that I was finding them were on MLS, and now I am trying to drive around and find vacant homes for them. I would love some feedback on what I can do differently to get successful results.

What I am doing after finding the vacant properties is

1. Find the tax id number

2. After that, I can find the homeowners name and the title office

3. tried to call the title office they said Utah has nondisclosure law, so couldn't find any info from them

4. decided to go to MLS and run some comps using the tax Id since the property is not listed on MLS I cant find comps related to the property

If you have any feedback on what can I do differently, or if you know a website to find the home owner's phone number or any meaningful advice that you have will be appreciated.
