So I just got my first deal under contract and have been wondering in what ways I should be marketing it to potential buyers outside of Craigslist, Facebook marketplace, Zillow, and Trulia. Does anybody have creative ways to market their deals outside of these couple avenues? Also if you have advertised on these do you end up finding qualified buyers? Thanks in advance!
I have found plenty of buyers using Craigslist. Also, contact local investor/buyers at your local REIA.
Craigslist, Zillow, your local REIA, Facebook, Twitter, building an email campaign using Mailchimp to potential buyers, passing out flyers, etc.
@Reggie Carter When I get a property under contract. I put it for sale by owner with some info about the house and that I'm looking for a cash buyer. I always get interest.
@Reggie Carter If I post a deal today. I will get calls tomorrow, at the latest.
I would just make sure your seller knows you will be advertising it on Craigslist, etc. I imagine if they assume you are the cash buyer and their house is advertised online it could cause issues. Ask confirm that you can legally advertise a house for sale that you only have under contract. This varies by area.
I have only tried selling houses I own that weren't distressed on CL and got zero responses, but I imagine distressed properties get more interest.
@Reggie Carter feel free to PM me. I'll walk you through it.
