Looking for Guidance - Wholesaling in Cincinnati

Hi Bigger Pockets Community, I am 27 with a wife and 11 month old daughter. I’m partners in a 5 unit multi-fam in Dayton. And I currently work full-time in the Healthcare industry. My goal is to supplement my income and ultimately to replace it. I personally have grown an interest in wholesaling properties. I do not have a real estate license (which I have learned makes it slightly more challenging in Ohio for wholesaling, but maybe not with double closing?). I have read forums/blogs and almost bought a program with a guru online. I am currently looking for a mentor or a guide here in the West Chester/Cincinnati Area who would be willing to show me what I need to learn as I know I have a lot to learn. I am a very eager learner and can do whatever is needed such as finding deals (if pointed in the right direction) to be an asset as well (I would not expect someone to share their experience and knowledge without something for me to offer). I have some savings and am able to make investments as needed for deals or for marketing. I am very responsive as time permits. Any sort of guidance would be very much appreciated even if to say hi :).

Hi @Danish Ali I'd suggest attending meet ups and REIA groups in your local area. Network and get to know those people and find a mentor or two that way. You'd be surprised at how many experienced investors are willing to help. You can search for meet up/networking events on BP. You can Google to find your local REIA groups. Good luck to you!
