Flipping Houses with No $ Down

Hello, my name is Garrett Pickering and I am a resident in Tucson, Arizona. So right now I am in a pretty interesting predicament. I’ve been wanting to invest in real estate for a very long time, (since I was about 16 years old) and my plan was always to get my real estate license and work in the field first. Unfortunately, I went through some legal circumstances and was placed on probation. In the state of Arizona, you can’t get your real estate license on probation. So now, I am left with few options. I met a girl who went to my highschool who told me about investing in properties with no money down, essentially bird watching and getting properties under contract. I have no experience with this and have been doing my part to read up on it, but I could use some advice on what it takes to find clientele in the area that would help with this goal, and what it entails to do this. Any and all advice is appreciated, thank you in advance.
