Show Tenant Occupied Property to Your Wholesale Buyers

So the question is what is the best way to show a tenant occupied property to your wholesale buyers without annoying the tenant or the owner getting concerned something is going on.  (this could also be the same if its owner occupied, but lets avoid that for the sake of addressing the main point).

A few caveats first, it is a wholesale deal, so you are putting it under contract and assigning it to one of your buyers (or double closing, whatever...not to digress).  One's contract is assignable, and the seller is not really aware you are assigning it.   I know some investors will say thats bad and one shouldn't do it, but thats just their opinion, and I'm not passing judgment on anyone who does or does not wholesale.

I am really looking for a replicate-able, scalable way to do this, as it comes up VERY often on a property you would rather wholesale than keep as a rental or fix and flip.  Also, what do you tell the owner or property manager is the reason for accessing it, assuming you do an open house, or what do you tell them if you show it to one or two buyers?  Not trying to over complicate the question, sorry if I did.
