wholsaling and listing as an agent

I just wanted to gets some opinions on this. I want to wholesale real estate and really want access to the MLS. Would that be a good idea to be a realtor and wholesale on the side or would that take up too much time?

Realquest has a plan where you pay $20 per report - the price might have gone up, I haven't used it in a while. You don't have to pay monthly, you can pay per report, they don't advertise it, but they have it.

But I'd go the relationship route. If you are marketing for motivated sellers, perhaps the people who won't sell to you, will want to list. you can refer those listings to the agent who does cma's for you.

Having said that, If you are going to do all of that, you might as well be licensed yourself and list the properties yourself. But marketing costs for successful wholesaling have to at least equal the cost of licensing. So you'll need to come up with some money, no matter what.
