seller financing or assigning the contract to a buyer?

A forsale by owner just had his sign today for 185k. A two bedroom 1 bath single family.but the zestimate is 157k. I ask him if his familiar with seller financing and he said his open to whatever works for me as long as he get what he pays for. Should I assign this contract to a buyer or keep it on a seller financing. I check the accessors, he bought the property year 2000 for 125k and looks like (not sure) 46k bal. The tax property is $3800/yr. Neighboring market runs 220 to 240. Pardon me if I said something it didn't match up. I am a newbie and I'm kindda not sure if I should pull the trigger. Thank you in advance to those who would put time to give their answers
