Double Close on Turnkey Property w Friend?

My friend is on the waitlist with a turnkey company. He is likely going to change his mind on moving forward. I would like to buy the property from him and am willing to pay a fee to him to do so. How do we get this done without paying closing costs twice and pissing off the turnkey company?

We’re both on the waitlist at the same company. We’ll both be up soon for a property. He wants out. I’ll willingly buy two. Not sure if they’ll let me (otherwise, what’s stopping everyone from “referring a bunch of friends who later back out and the property goes to the original “referrer”). This was not our plan or intention. He really did have a change of heart. My suspicion is that they will simply remove him and it will go to the next person in line. I want to see if there’s a way around that. Yes, I could ask the TK company directly, but before I do (in the event they say no), I want to make sure I’m exploring other options.

I think you're overthinking it. I'd just ask them. They're either going to let you or they won't...might as well find out. I don't see why they wouldn't. Doesn't push anyone further down on the waitlist line.

What company is this that has such an intensive waitlist?
