Wholesaling contracts in Tennessee, Agreement to sale, and assign

I'm working on a wholesale deal currently in Nashville, TN. I have a Purchase and sale agreement, and also an assignment contract. If I understand correctly, I find the seller and they sign the purchase and sale agreement and then I take that to a title company? or to a real estate attorney here in TN? and then I have the buyer sign the assignment contract and then they close? I guess I'm saying, this is the part I get confused what's the difference between a double close and regular close and which is best for TN?
