What is the best and most accurate way to calculate the return on investment so when you present a investment to a buyer you can explain to them what to expect for their returns

To make it super simple for an everyday person to understand, show them their return per year and their average return per year.

So if they invest $100k and they make $10k = 10% return.

Of course there are other benefits they could receive as well (tax benefits, appreciation, etc.)
