Houston Wholesale Marketing

Hi,

I am an extreme newbie to real estate investing but I've read and networked enough to finally get started. Everyone says wholesaling is the way to go since that's a good place to start, especially if you don't have a lot of funds.

I'm curious to know which marketing strategy worked for you in terms of getting sellers.

Flyers?
Door Hangers?
Bandit signs?
Websites?
Direct Mailing?
Other?

Also, what is the fine for bandit signs? It seems everyone talks about it but it is illegal in Houston.

I thought about the kids safety too, Jerry. I bet Nampa, ID is a lot safer than many DFW neighborhoods.

A long time ago, I mowed lawns for a living, but the winters were slow. I'd put out door hangers for tree trimming and firewood sales in the off season. One day I put fliers on 1100 doors in a regular SFR neighborhood. It was a game, how many could I get out in a day?
