When I'm assigning contract to new investor buyer. At what point do I give them a copy of the original contract I signed with seller? Do I wait for them to actually sign? I just need to know what to do if they say something like " Hey, I want to sign but I have to see the orig contract first"

The new buyer is going to be required to adhere to all terms and conditions in that contract -- I would never take assignment of a contract without actually seeing the contract FIRST.
