Contacting my buyers list about properties before I have a contract

I have buyers on my list and I know what they want and where and how much they want to pay. I don't have any properties under contract right now and have decided to see what's available on the MLS.

If I find a property that my buyers may be interested in, is it a good idea to send them photos and info about the property (except the exact address), before I have it under contract, just to see if there's any interest? Then if someone says they would buy it at a certain price, I can then get it under contract.

If you don't yet have it under contract, you're not yet one of the buyers and you have no equitable or marketable interest in the property. This can very well be construed as brokering without a license.

Once you have it under contract, there should be no issues, but until you have it under contract, you need to be careful not to break any laws.
