What is the best way to get leads on properties?
There are countless ways to get leads. Some cost money and some require personal effort. Some are more effective, and some are less. It really depends on what works for you.
I'm doing DMM because I have a few bucks I can drop on this. The ROI might not be as good as other methods, but it's a machine I can start rolling and keep that flow coming. I think D4D is a great way to find a unique list of leads that literally no one else has (unless they're following you around and tagging the same properties). And, then, the key there is what do you do with those leads. Do you send letters? Do you call them? Do you go up and knock on their doors. I think whatever is the hardest or most uncomfortable is the best, and you won't find a lot of other people doing it.
@Akeam Baron There are numerous resources to get leads. You can use online resources like listsource.com, propstream.com, or rebogateway.com. You have to decide on how you will market to them is it via direct mail, cold calling, door knocking, or social media. You also need to decide what criteria you're looking for with your leads (Absentee, Probate, Evictions, etc...)
This is a popular question here on BP discussed many times over. Do a search for finding motivated seller leads and you should find a ton of posts on the topic.
Purchasing lists is probably the least effective and most costly on my opinion as everybody does them and the list companies sell the same lists to many clients. If you want true leads, you need to source them by internet with landing pages, Facebook ads, etc and use SEO. For boots on the ground, nothing beats door knocking in my opinion. Referrals from others like accountants, divorce attorneys, BK attorneys, etc (in other words, relationships) is a key factor in helping develop leads.
