Should drive around looking for properties and or purchase absentee leads? If so what’s a good site that you would recommend.

Look what succesful business people are doing.

Find out what traits they all have in common.

You will come to find that everyone that is succesful, that has money to do what ever type of marketing they want, will simply have in place a system that simply works for them.

Driving for dollars is not a system.

This is what people do that do not have money to do it the right way.

Not having money is not an insult or something to look down on, so do not be embarrassed not to have money. However, not having money is something you need to do something about!

The big companies do Facebook ads and PPC.

Start looking into that!

Motivation stacks.  If you get a list of out-of-state owners, or tax delinquent owners, or whatever else might be one motivation to selling, stack it.  For example, out-of-state owners might be interested in selling, or they might not be.  It's truly a hit or miss, and usually a miss.  But, if you go looking at these houses by D4D, and find the ones that are in distress and/or unoccupied, then you're finding the sellers who have stacked motivations.  The odds of them selling is going to increase with the more situations they might be facing.

Ads are guaranteed to produce leads....

as long as you have 2 key factors in place.

1) You need to target the right audience

2) You need to have the right budget.

Now you also however need to understand your ad platform so you work with the algorithm, not against it. Not many people understand facebook ads. I promise you this. Not many people at all!

Depending on your county you should be able to pull absentee owners from the county site. If you don’t know how get a Va off Upwork that does for short money. Absentee is as good a place to start as any. Other typically easy ones are tax delinquent. High equity is always a good list as well, both absentee and owner occupied. Just make sure on high equity they have owned the property for an adequate amount of time or they most likely are not selling and you will just waste your time.

On driving for dollars..if you do it look for properties in rough shape with absentee owners. That works around here In my market, but it really is unique for different markets.

It depends on your level of experience. Everyone is quick to tell you what to buy in terms of leads, but if you don't know what to do with them, it won't help you. What experience do you have looking at RE? Have you viewed a lot of homes? Do you know what to look for? Driving for Dollars can be futile, but it's a great way to learn neighborhoods and see if you are able to identify homes that will get renovated. @Wayne Croffitt no I do pull leads from Propstream occasionally but the dynamics of my business have changed a bit since I moved back to Michigan. FSBO ads are much easier to come by here, whether on FB Marketplace or even sites like Zillow. My leads are much more targeted these days and don’t require a bunch of skip tracing to locate.
