Advice on Marketing Strategies

Not sure if best forum to post in, but looking for input/advice/direction from experienced wholesalers and/or real estate flippers/investors who have extensive experience in mass marketing. I have a decent amount of experience in real estate (~50 deals) and am looking to turn things up a notch. I know marketing is a huge component of successfully sourcing deals and from going from doing 8-10 a year to taking that to 40+. I have the resources (rehab operation, funding, etc.) in place now after some years of experience to start to ramp operations up and that is my goal for 2020. 

What are some of the best marketing strategies to use for people who want to go from doing ~1 deal a month to those who now want to do ~5 a month? The ones I am most familiar with are mailing, cold call, text campaigns, etc. (obviously drive for $, bandit signs, etc.) I've heard good things about SEO but have no experience with it and knno little about it. 

My first thoughts were as follows - 

1) to do a 10k a month letter/postcard campaign to targeted data sets that I craft personally using buying criteria (geographic location, equity %, price range, etc.) that I supply personally. I can create the data sets personally and do not need to buy large lists for these so hopefully this would produce a little higher call back rate than the standard 1-1.5% averages. Simultaneously, I would create letter campaigns/postcards to directly target areas where I actively have projects going on at the moment. Any good companies that people recommend that could to get the letters out? Types of letters, postcards, etc.? VAs who could receive incoming calls?

2) do text campaign for targeted areas and properties that met a specific criteria. Again, I would create the dataset. I guess next steps are to S/T, find a company that does text campaigns and set up VA to field calls? I've never done a text campaign before any direction here from those with experience?

3) Cold calls. Similar to the text campaign but do cold calls either me doing them personally or hiring 3rd party VA company to do so. I've cold called plenty in past but am not actively doing it. I've never had a VA before. Anyone recs.?

Any other feedback/direction is appreciated. Again, the idea is to ramp business up from one deal per month year average to 5++. My understanding is continuous marketing is a big component of this. Don't have too much marketing experience personally so would appreciate anyone that could point me in right directions.

It is difficult to say what is the BEST way to scale your marketing to find motivated seller leads as each area and each investor is different, but I will say that SEO appears to be one of the most cost effective ways and additionally, it is One of the only ways to get motivated home sellers to contact you rather than the other way around. Similar attempts would be Facebook adds and other internet presence.
