Is it hard to find cash buying investors for properties in Ventura county, California? I’m new to wholesaling and want to know ahead of time if I can Inform my seller that the house will be purchased with cash or not? Thank you

To avoid a double close at a title company on a flip or a sandwich lease option, research a "reverse assignment" where you use a buyout agreement and put your profit on a 2nd or 3rd lien. Property closes and you get paid.
