Hey BP, who is your go-to lead generating source to purchase leads for distressed homes?

I'm interesting in wholesaling.

There are all kinds of distress and motivation, and even more sources for finding those leads.  And they all have their pros and cons (price, accuracy, etc.).

If you're talking about outbound marketing, where you're texting, calling, sending direct mail, etc., I think you can use pretty much any source.  I use PropStream.  I was going to buy a list at the beginning, but it was rather pricey and I could only mail to the list once.  If I wanted to mail more than once, I had to pay more.  Then, if I wanted to get more specific in the data (search criteria and what was in the data provided to me), it was going to go up in price again.  So that's why I use PropStream.  I can search whatever criteria I want, getting very specific if I want to, and there's no restriction on how I use the data.  I can then use the same system to dig deeper into those properties, getting history, comps, etc.

Now, if you're talking about inbound marketing, you're talking about an optimized website where motivated sellers come to you.  This takes time and effort, but I think in the end it's totally worth it.
