@Cornelius Charles Absolutely but to get there first deal that’s the best option In my opinion. For him to focus on 1 marketing channel and be consistent with it. Now if he & his wife has capital that’s a different story but even still. I can agree to disagree.

I don't agree with that. What about market dynamics? You're telling me that if someone in Southern California devoted 100% of their time and money to direct mail in the local market, that they will do just fine? I think there's a little more to it than that.

@Dominique Pratt it’s up to you I mean you if you wanna buy a list then, you know do so. But both methods you named are effective. Just stay consistent with whatever you think you wanna go with..

I am in the Southern California area focusing on virtually investing in Northern NJ. Considering this being a completely hands-off venture and you're working with a smaller budget, would you prioritize an inbound lead-flow over an outbound lead-flow? Thank you for your time!
