Realtor & Investor wholesaling land to builders

Hello

I am a licensed real estate agent in southeast Louisiana and I am currently working on my first deals as an investor. My question How do I present my wholesale lot deals to builders with being an agent as well?

if I sell them the lot they will list the new construction with me but these are off market deals that I can wholesale to them. I want to keep or relationship on good terms not rubbing anyone the wrong way. I want the correct way to offer the land to them as a  investor.... help what to say to the builders how to present offers to them?
