Hey Makari,

A duplex can still be comped like a traditional single family home. Keep in mind that as a wholesaler you are in the business of finding motivated sellers, understanding this principle will save you a lot of frustration. 

Single family props and 2-4 unit properties are all based on comps.  If you're trying to comp a duplex, you should focus on other sold duplexes.  You can look at triplex comps if duplex history is lean, and try to use price per unit, or sq foot as metrics.  Best wishes.
