Help! Potential Motivated Seller

So I have this guy text me back from me calling me and he gave me a price he would sell, 24 hrs to close the deal, and no negotiation.

I try to loosen him up with some banter, but he wouldn’t budge. I can’t tell if he’s serious, or if he’s testing me.

That being said, I went on Zillow to see the recently sold houses and the houses were selling for more than he was asking for! I asked for more time to analyze to which he responded, “no.”

Should I try to come up with something, or should I move along?

Move along.  This isn't a motivated seller.  He just wants you to buy the property before you can do any real research on it.  Do you know if there is any rehab needed, and what that might be, and at what cost?

If he's not budging on price, and giving you a 24 hour deadline, then he's looking for someone to take his problem off his hands...ASAP...before they realize what that problem is.
