Need help with wholesale contracts please!

Guys I know this has been asked billions of times, but I really need help going thru the paperwork of a wholesaling contract.

If it’s on market their agent helps you sign thru the contracts correct? What stops the agent from saying something like “I’m not going to sell to you if you’re going to be making profit off me”

Next you take the contract you signed to get notarized correct? Then you look for a cash buyer within the allotted days you have to close correct? Or your due diligence phase? Do you need a special assignment contract and where would I get a good one?

Once you sign the assignment contract with the cash investor, you take both contracts to a title company to get them settled?

Any guidance would be absolutely treasured and I’d love to chat with people on this matter! I’m super interested in wholesaling and househacking.
