Acquisition Managers and Hedge Fund buyers

I think everyone who owns a wholesale company or is actively wholesaling real estate dreams about selling a high volume of deals to acquisition managers and hedge fund buyers who picking up a ton of units with OPM. For those of you who have found success doing that what methods did you use and how are the best ways to network and make these connections? What type of deals do these type of buyers typically like? Turnkey rentals? Fix and flips? Vacant distressed properties?
