Contract Questions

Hey guys, I have been looking through all the post on here and not finding my answers, or looking in the wrong place. Help needed.

Starting out wholesaling, and also will be rehabbing houses.

Question. When I find a deal, What contract do I use with the seller?
Is it just a standard Purchase Contract with the Assignment clause
or is it something entirely different?
Question 2. Once question 1 is completed, I do another contract with the end
buyer with the Assignment Contract, Correct?

Sorry if these question are asked all the time, Just unable to find a similar post about them.
