I found an off market deal south of Denver, but I'm going to try and wholesale it because I don't have the funds to fix it up. My cash is all tied up. I have never done one before and looking to find out if I need a specific contract to sign with my current seller in order to resell this property at closing?

In the buyers name include the phrase "and/or assigns".
