Is this a deal? What do I do?

Hello, newbie here! I called this homeowner last week to see if she had any interest in selling her home, she shot for the stars and said a number that was far over the value (Asked: $485K, Value: $423K). She told me to let her sit and think on it for a couple days and to call her back. A couple days go by, she’s interested, I got more information on the property. She’s had a tenant there for the last 15 years. No work has been done to it recently, except a new roof 2 years ago.

I’ve been trying to get pictures and videos of the interior, but her tenant doesn’t want her items to be in the pictures/videos. So I brought up the tenant taking pictures of the interior, to move onto the offer. What can I do to shortened this process? How do I let her know the real value of her house? The homes that were purchased for cash in the area, all are around the same, and that’s where I want to be. HELP!
