Hello, I’m new to wholesaling, I’m in the Milwaukee area and I’m having a hard time navigating Wisconsin public records to get a pre foreclosure list I’ve been going on auction.com and crossing over to Zillow for my leads. I feel that’s a bit tedious. Also I plan on going to a few of these addresses next week but I don’t have a wholesale contract template. Can someone tell me how to obtain these. Pre foreclosure list for Milwaukee wi. And a wholesale contract template.

The issue is that we barley have any forclosures anymore. Forclosure happens when a homeowner basically send the keys to the house to the bank and say here you have it, it's worth less than what I owe you. They used to call that jingle mail. With home prices rising steadily since 2015 and quite strict lending standards, there are almost no homes that are under water.

So what's trending right now? I would look at distressed landlords who were strapped by the eviction memorandum and are motivated to sell.
