owner only holds the mortgage not the deed
I recently talked to a owner of several properties however the one he wants to sell (which is a double) he only holds the mortgage to. He deeded the home to a tenant a while back and hasn't seen her since meanwhile he let an old employee of his occupy both sides and he hasn't received rent since 2019. He does have a lawyer involved and trying to foreclose. Can I even wholesale this home from him or do I need to find this missing tenant?

He can’t sell something he doesn’t own.
