Leasing Land To A Business.....What Do I Need To Do Next....

So I have a piece of land I paid $140,000 for a year ago. I wasn't planning on doing anything with it now and out of nowhere a man contacted me via letter and gave me his name,number,etc. We spoke on the phone and he would like to open a little storage lot for his car dealership which is down the street. My lot is 27,000 sq ft and has a nice fence with barbwire. Anyways since I wasn't doing anything with the land he offered to pay me $800/mo to lease it. 

I really dont see any downsides, can someone please tell me any? My wife worries about legalities or lawsuits involved and I was wondering if I should contact an attorney to handle the lease bc I was planning on drafting up a lease myself since it sounds simple. There's just land and a fence, nothing to really be damaged.

Any help? Any downsides?
