Should I use a quick claim deed?

I own a SFR that is rented out in CA with a partner. (My wife's name is not connected to the property). I want to protect my primary residence from any potential lawsuit stemming from the rental. My thought is a quick claim deed of our primary over to her.

I would talk to an attorney about an LLC. You want to know how putting title into the LLC would affect your financing. Generally speaking, an informal or general partnership leaves the assets of with partner at risk. Anymore, an LLC is a preferred route for risk avoidance. be sure to ask the attorney how where the LLC is formed (KY or CA) may affect your choice. Feel free to let me know if you have any questions!
