Insurance for Contractors

A neighboring landlord called me as he is looking to paint his property, and his contractors will need access to my property to paint the side of his building that boarders my property line. His property is 3/4 stories, so they will most likely need to set up a small scaffold.

In addition to having his contractors provide GL insurance, along with workers comp and umbrella coverage, are there any forms or waivers I should have the contractor or landlord sign? Perhaps a "Hold Harmless Agreement" or something along those lines? I also plan to request they add me as the Certificate Holder and Additional Insured on the policy, and provide me with the policy endorsement.

 1). Get a certificate of insurance directly from the contractors insurance agent, not the from the contractor.   

2). Have the contractor add you as an Additional Insured onto thier Policy.  That gives you the ability to file claims directly with the insurance company, without needing the contractors approval.

3). You want the contractor to have Work Comp and General Liability.  That will cover 99.99% of the risks involved with them having access to your property.
