Recommendations for buy & hold cash flow properties

Hi, I'm trying to liquidate some of my other assets and look at investment opportunities in less expensive states. I live in California. What are a) good markets and b) best types of properties right now for buy & hold cash flow? I'll have about $200K total to invest. Cash purchase would be preferred for now but I'm open to suggestion.

Mike, do you think property is less expensive in other states because it is more or less desirable than property in California? Plenty of BP posts by California investors who regret investing in cheap, Midwest markets. Higher maintenance, higher vacancy and less appreciation. Always take investing advice from realtors with a grain of salt. Best of luck to you.
