Bird-doggin is how I started and that's where I feel comfortable right now but I know I eventually have to get in there and get my feet wet. I feel this is one or two that will get away. It's okay, I consider it a learning curve. You guys rock! Thanks for all the input and suggestions.

I trust my broker and I will have done the comps myself. I get around a little slower with this healing fractured neck of mine using public transportation. For me, this is like being a foot soldier at the point. My boots be to the ground by all means necessary. The property has a MLS number.

I would like to wholesale this property. My investor friendly broker says this property is ripe for the picking and it won't last long. They want approx. $80K but the property is worth way more. I'm getting this information from my investor friendly broker. the property could sell for $150K easily. It may even sell for more.

I would like to close on my first deal. I've located three properties that I know have potential. I went to the addresses to see the properties on my own. After looking around the properties, I've decided this is the time to make an offer on at least one, if not all three. I don't know how to write up an offer. I don't have a P&S Agreement contract form or any of the forms I need to make an offer. One of the listing agents wants a POF (which I don't have) before I can make an offer on one particular property. My goal at this point is to submit offers and get the property(s) under contract. I need help in the worst way. Any suggestions would help.

Ask them are they investor friendly. You need a "investor Friendly Agent!
You definitely want to ask them are they familiar with creative financing as you will be structuring your deals with creative financing.
You also want to work with the top agent in the office (Why would you not want to?) or the top agent that has the most listings.
Ask them how fast they can get back to you. you want an agent that gets back to you immediately.
Ask them if you could have access to their MLS portal.
I also agree with Bryan Neal, Don't sign anything. You shouldn't have to sign anything if they're investor friendly!!!

I get a new mls listing for fixers and multi-unit buildings as soon as they come off the mls or go on the mls. this is like gold to me. "Early bird gets the worm!"

This should help you get started.
Bandit signs work for getting leads on motivated sellers.
You can also find motivated sellers thru public records search (NOD's, Pre-foreclosure, Code Violations (community eye-sores), etc.
You can also place an ad on craigslist that you're an investor and "you buy houses!" although you'll have to put this in your own words. You should get calls from this (depending on how long you run the ad).

Welcome to BP Dameron! You'll do fine here at BP in the beginning but don't waste valuable time researching unnecessarily. Use the members here at BP when you've exhausted your research. I've gotten plenty of good suggestions, advice, and opinions from the members here. Everybody here at BP has something of value to add and bring to the BP community. I bring inspiration, a positive attitude, a a strong desire for financial freedom, and ACTION! I hope this will inspire you because I'm pursuing my REI goals with a with a fractured neck, no car to get around, and No Money (None of my own!) I started right after I fractured my neck in 3 place. I've begun to assemble my investment team power players while prospecting and locating two potential buyers before I've located the property! So, get out there and talk to people and get your deal(s) done!
