I am looking over some templates for my websites and I found an all-in-one option. It would allow me to run my motivated seller program and build a list of end buyers. I also can solicit lenders. My question is this:

Should I make the all in one site and link the domains & ads to their specific pages? Or...

Should I build a distressed seller site, a turnkey operation site, and a lender/investor site?

What is the normal time that it takes for a 1BD unit to be quoted?

I had my house looked at by a professional contractor a week ago. I am only asking for a rent-ready renovation to be done. The emails go ignored, so I have to follow-up. Today marks a week of no quote and more importantly, broken promises.

Am I being antsy or is it time to move on to a different contractor?

@Jim K. - Thanks for your input. I think with the call price and cost of materials he would end up right around the $150 an hour mark.

@Dennis M. -  I was thinking the same thing as he was explaining how the lock was heavier. I was thinking that if someone wanted in, the glass window right above it wouldn't be off-limits.

@Lee Bell - Yeah, I just felt like the guy was pulling numbers from nowhere and expected me to haggle. I expected a fair price. He shouldn't be expecting another call from me. 

@James Wise - That puts things into perspective. Got about 20% saying that I overpaid. 20% are saying it's a fair price and 60% saying that I should do it myself.

@Haseeb M. - Thanks I'll have more firepower going into the next one.

@Mike Franco - Yeah, I'm stuck between getting a professional to get it done right and I can get it done for half the price if I ran out and got it done myself. The sweet spot is a professional that is charging the right price.

@Natalie Schanne - With those numbers, the guy made about $150 in an hour. 

@Kevin Porter - That was my strategy going forward. 

@James Gates  - Next time I'll be looking to re-key. I'm not sure about the smart locks just yet. I see the value, though. 

@Jennifer Rysdam - Great idea! I'll bring this up to my property manager. 

@Joe Splitrock - Yeah, I swapped out the whole lock. 

@Brian Graham - That would be a great idea. I just don't think it's in the best neighborhood for that. The theory is solid. 

@Jason L. - There are a lot of mentions about Kwikset. I'll be sure to consider them moving forward.

@Bonnie W. - Thanks, definitely something to be considered moving forward.  

@Kian Atkinson - I'm not too big on doing things myself. It's not that I can't learn, it's just the fact that I yield to someone who has been doing it for years.

@Jennifer Rysdam - That may be something I need to learn, but eventually I won't be living in the area and will be 100% hands-off. I figured it's better to start now.

@David Rodriguez - I would've paid less to have them re-keyed, but I decided to get a more sturdy bolt. If you got them re-keyed for $200, I feel like $300 for new locks isn't too far off.

@Samir Shahani - I believe he charged $65 to come out. Not sure about the cost of the materials. The total was $300. It took about an hour. 

 @Account Closed - He did 3 doorknob locks. Brand new. 

@Amy H. - I wouldn't be opposed to trying it, but I was taking care of the move out inspection with the contractor and property manager. 

@Luke Carl - Yeah, it's a learning curve for sure. $50 for a new deadbolt and knob sounds like a great deal.

@Account Closed - Thanks, He did his job and did a little more with lining up the door. I like the way you think. I was taking care of the move-out inspection with the PM and contractor. Idk, I just got a bad vibe and after some back and forth, the only thing I could think about was, get it done, get this guy out of here and never use him again. 

@Sam Shueh - Clobbered! hahah. That sounds right in line with the $300 for 3 new locks. 

@Caleb Heimsoth - For three doors? Where are you pulling those numbers from?

@Jimmey Green - Now that I have new bolts, I'll re-key from now on.
