    Hey everyone, I have a nice, large Tacoma WA property under contract that I need to assign asap or partner with someone on a rehab and flip.     Hi everyone, so I got a call from one of my wholesale ads today and a gal (noninvestor) was looking for very cheap house. She has approx. 20-30k cash she could use as a deposit up front and was approved for a loan around 250k. She wants to avoid getting the loan and could prob pay 500 a month. She is single and gave me the particulars of what she wants. She does not want to rehab a place. Any suggestions if you were me and none of your current wholesale contracts u have work with this. What steps would you take to make this work for both of u. I do not have funds to buy a place myself.

    First off I'd like to apologize if I offended anyone on here. I should have titled this differently and thought out my words better. Im new to investing and am  just overwealmed with all of the different methods. Im working with a veteran who is guiding me through my first few deals and I unfortunately have to fwd my questions to him once the realtor asks me questions on the how and whys. Again, Im sorry for coming off how I did.

    Ok everyone, my wife is bugging me and I know I can get a quick reply here. Im closing on my first wholesale prop right now looking at around a 30k profit after selling the contract. My wife read something online that the act of wholesaling is pretending to buy someones home and then advertise the house  as if u are the owner selling it when you aren't really the owner or going to buy  it. She said that certain states do not allow wholesaling because you are essentially selling the house with no license and it is technically a crime.

    The post my wife read was BP's post by Brian Turner called Is Real Estate Wholesaling Illegal.

    Ok everyone, please answer this for me. Im in the process of purchasing a property and getting the purchase and sale agreement done. I did this with my first deal and had the same problem. My partner and I use our own forms/contract and write up our offer with contingencies and send it to the agent. The agents keep making a stink over our contract documents and try to get us to not use our documents and use their "official MLS ones" or "state friendly ones." Also they keep trying to mess with our inspection dates trying to get them very short when we need them a certain amount so we can fin

    So ive been investing about 2 months and about to close on my first deal. My current finances are low but im very knowlegable now on investing in RA since all ive been doing is studying up... If you met a new investment partner who just happened to be a millionaire (through inheritance) and he wanted to partner with you since on real estate ventures.....what or how would you start investing in real estate to make the fastest financial gains with ur new business partner. I figure ill pretty much be doing a lot of the leg work since it is him with the capital. Any feedback or suggestions would help.
