Real estate agents are paid by the seller on MLS properties. They get paid at closing. It is in their best interest to make sure everything is correct. The real estate licence can be revoked if they break the law and/or violate the code of ethics. Having said that, I recommend testing the agent to make sure they do what they say they will do. Since they are paid comission only, they may prioritize accordingly.
There are more hard money lenders than you can shake a stick at. I revommend going with one that you feel comfortable with and that operates as close to a traditional lender as possible, as they are unlikely to fund anything that is too risky.

Absolutely - plus it is automatically free to the buyer if listed on MLS. Usually, sellers looking at foreclosure will attempt to sell thier home on MLS before foreclosure.

Have an attorney that specializes in Real Estate create a contract. 10-20% down & 10% interest seems to be regularly used terms. Set-up auto deposit to account and monitor for late payments.

Suggest using a Realtor to find deals and provide access for walk-throughs on your schedule. athe best part for buyers is that it is free - the sellers pay the realtor commission.

Both. Profit currently = business. Profit in the future (ROI) = investment. No profit now/future = hobby.

Botlh - you can double close while being a realtor. Buy as an investor and sell retail, or wholesale. Whichever is more profitable.

Have your agent take you to some cometitive rentals to see if there are differences between your property and theirs. Udates, upgrades, etc. can make a differerence on which property renters choose.
